The short version

  • REIWA reports price growth of 20.8% over the same period.
  • Houses took a median of 26 days to sell and units 44 days.
  • About 146,500 people lived in the Peel region in 2025, and major projects like the Mandurah Estuary Bridge duplication are changing how people get around.
  • Price caps for government schemes can differ between Perth and regional areas, so check the cap for the exact area.

Mandurah and the wider Peel region have been on many buyers’ lists for a while. Some want a lifestyle by the water. Some are priced out of Perth. Some are looking for an investment. Here is what the latest figures say, and what to check before you commit.

What the latest figures say

  • Median house price in Mandurah: $700,500 over the 12 months to September 2026.
  • Price growth: 20.8% over the same 12 months (REIWA).
  • Time to sell: houses took a median of 26 days and units 44 days.
  • Population: the Peel region had an estimated 146,486 residents in 2025 (ABS estimated resident population).

What is changing

Several infrastructure projects affect how easy it is to live in and around Mandurah. The Western Australian Government has funded a $110 million duplication of the Mandurah Estuary Bridge. A $32 million car park at Mandurah Station opened in November 2021, which supports the train trip to Perth.

Better access can change what people are willing to pay in an area. It does not guarantee prices will rise, and it can take years to show up.

What to check with your loan

Price caps and schemes

The Australian Government 5% Deposit Scheme has different price caps for Perth and for regional areas. Check the cap for the exact suburb on the official First Home Buyers website before you start looking. The same goes for any first home owner rules on stamp duty. Our first home buyer page has the current WA details.

Valuations

Your lender will value the property before it approves your loan. In fast-moving areas, a valuation can come in below the price you have agreed. It helps to know your options if that happens.

Lender rules

Some lenders have tighter rules on certain postcodes, on larger blocks and on rural-style properties. It is better to find that out before you make an offer than after.

If you are buying as an investor

Check rental demand, expected rent and vacancy for the specific suburb. Do not rely on region-wide figures. Our investment page explains how lenders look at investment loans.

Questions to ask yourself

  1. Is the price cap for my scheme right for this suburb?
  2. What is my commute and how will it affect my budget?
  3. Is this a home I want to live in for years?
  4. Have I had my borrowing power checked, including the rate rises this year?
